Sewickley Office Suites, LLC...convenient Office Suite Leasing in Sewickley/Pittsburgh Area
Recently I was surfing Google and landed upon a very interesting website that is related to the office leasing market. I'm sure the creators of site would love it if I gave them a link, so here goes:
ThinkTank Pittsburgh.
It is intriguing because the creators of Thinktank are basically doing what we are doing with our smaller offices and our cubicle areas, except they have developed a really hip way of marketing it. I like it, and I think I am going to start copying it somewhat.
The truth is that we do offer pretty much everything Thinktank offers, and more. Due to the sheer size of our space, we are able to be more things to more types of businesses. (Although one our larger areas become locked into leases, we may need to start emphasizing the Thanktank-like concept.)
We can and do offer the following:
- secure work area
- elevator access
- wireless internet access
- partitioned desks (and full-blown furnished, private offices with locking doors if necessary)
- copier
- super high-speed toshiba scanner
- two conference rooms with access to a DLP projector for presentations
- kitchen with fresh coffee every morning
Thinktank is trying to position their space as the ideal place for "writers, programmers, consultants and entrepeneurs of all kinds". We believe that Sewickley Office Suites can serve a similar crowd. After all, we are located in Sewickley where you will find a healthy sampling of folks of these stripes and more. What is really cool about Sewickley, particularly for programmers and entrepeneurs, is the fact that we are surrounded by venture capitalists here in town. I will be posting more about that in the weeks to come.
Thinktank also appears to have dispensed with the term "lease" and is instead calling the monthly obligation a "fee". We are certainly willing to operate on the same principle. We can offer month to month arrangements, and if you are only going to need a cubicle, we can eliminate the need for a security deposit.
We can also go one better than Thinktank by offering to our "members" the ability to literally "hang a shingle". When you lease from us, be it month to month or longer, we can place signage on both the interior and exterior of our building. We are also planning to offer folks a very economical "business presence" package that will allow you to pay a monthly fee for signage and access to our conference rooms, in the event that you do not actually need a space to work on a daily basis. You could use us as your "second office" for quick expansion; or you could work out of your home and use us for those times when you need to meet with a client or two.
The concept of a co-working environment received an interesting write-up in
Business Week back in February. I truly think that Sewickley Office Suites comports with the concept.

Pittsburgh is notorious for having the highest percentage rate parking tax in the nation. Until very recently, it was as high as 50%. Thankfully, the City of Pittsburgh recently launched an initiative to reduce the parking tax rate gradually until it reaches 35% in 2009.
Currently, the rate is 45%. Unfortunately, the new reduced rate has not had an impact on parking rates within the city, according to a study by City Controller Tony Pokora.
By leasing through Sewickley Office Suites, our tenants have access to free parking located just a block away from the Car Barn Shops. Eliminating that miserable commute into the city is not the only benefit of having a Sewickley office!

Tremendous progress has been made on the construction here at the Sewickley Office Suites located within the Car Barn Shops.
To recap our previous posts, approximately two months ago, we committed to leasing a total of 8,400 SF of space within the Car Barn Shops Building in Sewickley. The space is being leased by my brother and myself, and we intentionally leased far more space than we can use for own businesses. (I have a law practice focusing on consumer issues, while my brother has an commercial insurance brokerage).
Out of the total of 8,400 SF leased by us, approximately 6,000 SF is currently available for sub-leasing.
The primary space located in Suite 270 had previously been occupied by an eye doctor. As a result, we were forced to completely gut the space and reconstruct it in order to make it suitable for occupancy by professionals.
Currently, nearly ever office located within Suite 270 is ready for immediate occupancy. They are furnished and ready to go. The conference room located within Suite 270 is also nearly ready, as is the kitchen.
